Flat (i.e., low-slope) roofing systems are often the best choice for commercial buildings because of their efficient design. However, these roofing systems often face unique challenges due to the lack of slope. A low-sloped roof needs to be particularly well maintained to ensure the drainage system works properly. Evans Roofing and Gutters, one of the top flat roofing contractors in our local area, explains more below.
Factors to Consider When Choosing and Sizing Roof Drains
The best type of roof drain for flat roofs depends on several factors including the size and slope of the commercial roof, the amount of maintenance the drainage system requires and the roof’s aesthetics. Proper sizing of the drains for a commercial roofing system is incredibly important. Roofers must consider the roof area, the drain locations, the desired drainage rate, the expected rainfall volume and the number of drains required when choosing the correct drain size.
Types of Roof Drains
There are several different types of drainage systems. Conventional gutter systems are suitable for some low-slope roofs, particularly if they have a slope greater than 2%. Gutter systems are simple and affordable but they do require frequent cleaning. As a roof inspection and installation expert, we suggest using scupper drains on flat roofs that have a parapet or any other kind of perimeter barrier. The flat roof is slightly sloped towards the scuppers, allowing water to drain.
Inner roof drains are another option for flat roofs. They have a low section or channel that collects rain water and feeds it into a concealed drain, which leads to an underground drainage system. Inner drains are hidden from view, but they do require careful maintenance. Siphonic roof drains use siphoning as their drainage mechanism, leading to faster drainage than any other type of roof drain. Siphonic roof drains typically cost more, but they do require less maintenance.
