Perform Regular Inspections

Your slate roof should be checked by a professional at least once a year. Fall is usually the ideal time for this as it enables you to prepare your roof for the winter season. During roof inspections, roofers typically start in the attic to check the roof from the inside. They need to take a good look at the interior layers of your roofing and make sure that there are no water stains on the timbers of your roofing. If there are water stains on the tiles, though, they would have to check further and see if there are hairline cracks.

It’s also worth checking your roof from the ground. This would allow your roofer to inspect for sloped slate tiles or a powdery appearance. If the tiles have a powdery appearance, this often indicates deterioration — which means the tiles need to be replaced.

Gaps in the mortar joints along the ridgeline are another thing to look out for during a roof inspection. If there are cracks or splits, the mortar would have to be changed.

Watch Out for Leaks

Repair leaks as soon as you notice them, and make sure to check the sheathing under the slates as well. If your sheathing needs replacement, do not use plywood or any pressure-treated substances. Avoid Walking on the Roof

During maintenance, avoid walking on your slate shingles as these could break or crack due to the surface weight. If your roofer thinks that it is necessary for them to walk on the roof, ensure that they will be wearing shoes with soft soles and walking only in the center.
